Pitch Fee Reviews

The pitch fee (i.e. the rent we pay to the site owner each month) goes up each year in line with inflation, as measured by the Consumer Prices Index (CPI). So its useful to know what the index level is.

“When applying the CPI adjustment to a pitch fee review which is proposed to take effect on the review date, the figure that must be used in the calculation is the latest published 12 month CPI figure available before the notice of review is served. The notice must be served at least 28 clear days before the review date.” (The Mobile Homes (Pitch Fees)(Prescribed Form)(England) Regulations SI 2013/1505) as amended by the Mobile Homes (Pitch Fees) Act 2023).

At Stud Farm, pitch fees are changed on 1st January each year, so the requirement to serve notices  28 days earlier means that the notice of review usually goes out to residents at the beginning of December.

At the beginning of December, it is normally the case that November’s 12 month CPI figure is not yet available, so the “latest published” CPI is the October index value, and that is why:

From 2023 onwards, a January 1st pitch fee change should always be based upon the previous October’s CPI index value :

  • October 2023 = 4.6 %
  • October 2022 = 11.1 %
  • October 2021 = 4.2%
  • October 2020 = 0.7%
  • October 2019 = 1.5 %
  • October 2018 = 2.4 %
  • October 2017 = 3.0 %
  • October 2016 = 0.9 %
  • October 2015 = -0.1 %
  • October 2014 = 1.0 %
  • October 2013 = 2.0 %

Historically (up until 2022), the RPI index was used, so these numbers are retained here for reference:

  • October 2022 = 14.2 %
  • October 2021 = 6.0%
  • October 2020 = 1.3%
  • October 2019 = 2.1 %
  • October 2018 = 3.3 %
  • October 2017 = 4.0 %
  • October 2016 = 2.0 %
  • October 2015 = 0.7 %
  • October 2014 = 2.3 %
  • October 2013 = 2.6 %
